Construction cost evolution
Building cost then and now, for the same covered area and specification, split into materials, labour, permits and other costs where the record supports it. Costs move with inflation, demand, exchange rates and the supply of cement, steel and bricks; the comparison below only reports what dated records show.

Material price trends
Dated prices for cement, bricks, steel and other materials by city, specification, unit and source. Each series keeps its own unit and pack size and its own period type: a monthly benchmark stays monthly, and missing periods stay blank.

Forecasts: not offered yet
We do not publish price forecasts, “best time to buy” advice or investment recommendations. A forecast would need:
- enough data: several years of comparable, dated observations for the same society, block, use, plot size and price kind — today there are none earlier than September 2026;
- a documented model that says which factors it uses and why;
- an evaluation of how wrong it has been on past data, shown with its uncertainty;
- a review by someone accountable before anything is published.
Until then this page stays descriptive. Past prices do not promise future prices.
How we compare
Price kinds stay separate
Developer payment plan / asking reference: the developer's own price. Blackfire market range: published only with at least five recent observations from three independent sources. Verified transaction: a recorded sale price. FBR value: a tax valuation, kept in a separate dataset and never shown here as a price.
Like for like
Two plot observations are compared only when the society, block, use, plot size, price kind, unit and scope (possession, corner or park-facing, payment terms) all match and the earlier one is dated first. The change is worked out end to end: low with low, high with high, in nominal rupees.
Dates kept apart
Each record keeps the date the price was observed, the date we retrieved it, the date a person verified it and the date it was published. A data refresh never moves an observation date. Expired prices are labelled, not hidden, and never shown as current.
Gaps stay gaps
No value is estimated between two dates, borrowed from a neighbouring block, phase or city, or converted from monthly to weekly. Different pack sizes and delivered vs ex-factory prices are separate series.
